FEES
$75.00 non-refundable setup fee includes:

- Owner consultation regarding the initial property inspection

10% of monthly rental proceeds include:
- Resident coordination
- Property access coordination
- Collection of rental proceeds
- Payment of invoices and bills
- Monthly accounting statements
- Security deposit reconciliation
A minimum fee of $30.00 will be charged to vacant properties which includes:
- Daily monitoring of web sites and advertising
- Actively answering rental calls and showing property
- Personalized property flyers
- Weekly meetings to analyze marketing strategies
- Monthly accounting statement
$100 Leasing fee for each new lease includes:
- Meticulous close-out inspection
- Research, record keeping and security deposit reconciliation
- Dispute Resolution
- Leaseing Agents personally showing your property to each prospective renter
- Lease preparation and execution
MARKETING
Advertising includes:
- Sign and lockbox
- Monitor websites
- Newspaper ads upon requests
- Available property list updated and published daily
- Network with corporations, CSU and area Realtors
Yellow Page ad in area phone books
Property shown PERSONALLY
- MnP agent accompanies the perspective residents
Personalized property flyer given to perspective residents
Properties shown on weekends and evenings by appointment
FINDING THE RIGHT RESIDENT
Professional screening service includes:
- Verification of current and past landlords
- Verification of current and past employers
- Salary verification
- Credit check
- Criminal background check (if necessary)
- Co-signer form or first and last months rent in addition to security deposit for those unable to qualify financially
PROTECTING YOUR INVESTMENT
Residents are provided with a detailed check in/close out packet.
- Interior and exterior conditions
- General upkeep and improvements
- Tenant's requests for upgrades and maintenance
- Tenant's future plans (renewing/vacating)
Reconciliation of security deposit
Require residents to comply with all governmental laws, ordinances and regulations
Third party backup for utility companies to insure continual service
All lienable utility balances paid
Annual inspections (if property is occupied by resident for more than one year)
Periodic exterior inspections
Residents are advised to obtain renter’s insurance
ACCOUNTING
Full-service property management accounting includes:
- Collection of rental proceeds
- Mortgage and homeowners association payments are paid upon request
- Pay utilities and bill residents if applicable
- Pay taxes and insurance
- Monthly accounting statements mailed on the l0th day of each month
- Rental proceeds mailed to owner or deposited into owner’s local account on the l0th day of each month
- Cash flow statement showing monthly and year-to-date income and expenses
- Security deposits held by MnP to facilitate prompt reconciliation and return within Colorado Real Estate Commission guidelines
